Why Moisture Is the Real Enemy, Not Looks
When siding fails, it rarely fails because it faded or looked dated. It fails because water got behind it, stayed there, and started breaking down whatever is underneath — sheathing, framing, insulation. By the time a homeowner notices a soft spot, a stain, or a section that looks slightly wavy, the damage has usually been building for years. Siding's real job isn't decoration. It's managing water: shedding the bulk of it, letting the rest dry out, and never trapping it against wood.
In King County, that job is harder than in most of the country. We don't get the freeze-thaw cycles that crack siding in the Midwest, but we get something arguably tougher on a building envelope: long stretches of damp, mild weather where wood-based materials never fully dry out between rain events.

How Water Actually Gets Behind Siding
Almost no siding material is 100% waterproof at every seam, fastener hole, and trim joint. Manufacturers know this. That's why a correctly built wall isn't just "siding on a house" — it's a system: weather-resistant barrier (housewrap or building paper), flashing at every window, door, and horizontal joint, and in many cases a drainage gap behind the siding itself. Water is expected to get past the outer layer occasionally. The system's job is to route it back out before it reaches the framing.
Most rot problems we get called out to inspect in King County trace back to one of a handful of installation gaps, not a defective product:
- Missing or reversed flashing above windows and doors
- Caulk used in place of flashing at horizontal trim joints
- Siding installed tight to roof lines, decks, or grade with no clearance to dry
- Fastener holes over-driven or placed in the wrong zone of the plank
- No drainage gap behind the siding, so any water that gets in has nowhere to go
This is worth understanding before you even get to which brand of siding you choose. A premium product installed poorly will trap moisture just as fast as a cheap one. Installation quality is the single biggest variable in how long a siding job lasts here.

Three things about our weather make moisture management a bigger deal here than in drier parts of the country:
Driving rain
Pacific storms don't just drop rain straight down — wind-driven rain hits siding at an angle, which pushes water into laps, seams, and fastener lines that would stay dry in a calmer climate. Homes on exposed hillsides or open lots around King County take this the hardest.
A long moss and algae season
Our combination of shade, moisture, and mild temperatures means moss and algae growth isn't a summer-only problem — it can persist nearly year-round on north-facing walls and anywhere tree cover blocks sun and airflow. Moss holds moisture directly against the siding surface far longer than open air would, which accelerates rot in wood-based products.
Salt air near the Sound
For homes closer to Puget Sound, airborne salt adds a corrosive element that speeds up wear on fasteners, trim metal, and paint film, on top of the moisture load. It doesn't cause rot by itself, but it breaks down protective coatings faster, which lets moisture in sooner.
None of this means King County homes are doomed to rot — it means the margin for installation error and material weakness is smaller here than in a drier climate.
How Different Siding Materials Handle Moisture
Every siding material responds to water differently. This is the core reason we don't install everything on the market — we install what performs consistently in this specific climate.

The pattern is straightforward: anything wood-based will absorb and hold moisture if the outer coating is compromised, and once wood-based siding is wet for extended periods, decay is a matter of time, not chance. Fiber cement doesn't have that vulnerability because there's no wood fiber to decay in the first place.
Warning Signs of Hidden Rot
Rot behind siding is often invisible from the street for a long time. A few signs are worth checking for a couple of times a year:
- Soft or spongy spots when pressed gently, especially near the bottom of walls and below windows
- Peeling or bubbling paint, which often means moisture is trying to escape from underneath
- Dark staining or streaking below joints, trim, or fastener lines
- A musty smell in an adjacent interior room, especially near exterior walls
- Visible gaps, warping, or waviness in siding panels
- Moss or algae buildup that's been left untreated for more than a season
Any one of these is worth a closer look. None of them mean the whole wall needs replacing — but ignored long enough, they usually do.
Rainscreens and Drainage Gaps: The Underrated Detail
A drainage gap — sometimes called a rainscreen — is a small air space built between the back of the siding and the weather barrier. It sounds minor, but it changes how a wall handles water dramatically. Instead of siding sitting flush against wet sheathing, any moisture that gets past the outer surface has room to drain down and air to help it dry out, rather than sitting trapped against wood.
This detail matters more in a climate like King County's, where walls rarely get long dry stretches to fully evaporate trapped moisture. It's a detail worth asking any contractor about directly — not every installation includes one, and it's one of the cheaper upgrades relative to the protection it adds.
A Practical Maintenance Calendar
Whatever siding is currently on a home, a simple seasonal routine catches most problems while they're still cheap to fix:
- Spring: Check for winter storm damage, clear debris from the base of walls, inspect caulk lines around windows and trim
- Summer: Wash off pollen and dust buildup, check south and west walls for sun-related coating wear
- Fall: Clear gutters before leaf season so overflow doesn't run down siding, inspect for early moss growth
- Winter: After major windstorms, walk the exterior looking for loose panels, damaged trim, or new staining
